This course provides an overview of the listing process, listing agreements, the role of the multiple listing service, and buyer agency as well as the applications of the Exclusive Buyer Brokerage Agreement, the Non-Exclusive Buyer Brokerage Agreement, and other forms. Students will learn how to analyze and address buyers' needs and wants, educate buyers, prepare a buyer presentation package, conduct showings, and effectively communicate with clients.

 Course Objectives

Upon completion of this course, the student will be able to:

- Describe why the usage of the type of listing agreements has changed over the years; Relate the role the multiple listing service had in defining which party brokers and salespersons were represented in a real estate transaction; Discuss the reason why a FTC report published in 1983 led to many changes in real estate agency representation and disclosure requirements for real estate professionals; List and understand the elements of real estate agency representation through research
- Identify the elements of a buyer agency relationship; Compare the services offered to clients and services offered to customers; Recognize the diligence level required of the buyer agent
- Formulate a presentation on buyer agency; Recognize buyers to represent; Identify the Brokerage Relationship in Real Estate Transaction (BRRETA) duties and how to apply them to the Exclusive Buyer Brokerage Agreement
- Recognize when to use the Non-Exclusive Buyer Brokerage Agreement, the Customer Acknowledgement form, and the Purchase & Sale Agreement; Care for your customers' needs and wants in a new home
- Analyze the buyer's needs and wants; Discuss ways to address buyers' needs; Describe how an agent can educate buyers; Prepare a buyer presentation package; Identify successful methods of communicating with clients; Evaluate a buyer's expectations, financial qualifications, and attitude; Complete a list of buyer/client qualifiers; Demonstrate how to properly set up and conduct showings; List the buyer agent's responsibilities in the process
